Closing
The negotiations are over, inspections have been completed and last minute problems have been solved. It is now time to close escrow. Prior to signing the closing documents and completing the deal, the buyer will usually do a final walk-through of the property. This is generally done to assure the buyer that nothing has happened to the property and everything is as expected. The buyer may wish to verify that any appliances or other items are left as agreed.
When the walk-through is completed and there are no further issues, the closing will proceed. The buyers and sellers each have documents to be signed. There can be problems at this point if the documents contain language that was not agreed to or if conditions haven't been met. These problems can be avoided by being careful prior to the closing date. If each side performs as expected this part of the transaction should go smoothly.
