Finding a Suitable Property
The hardest, and often most frustrating, part of the business is actually finding a suitable property. Remember that you should not take shortcuts. Do your homework and do the proper legwork. If you are doing it right you should be walking away from most of the deals that you see. You are looking for that one true diamond in the rough. There are many run down houses, but that doesn't mean that you can make money on them. You should be out looking at houses as much as possible. You need to work your farm and work your network. If you do that enough, you will come to know when you have a good deal.
Be sure to evaluate any potential deal and evaluate your own ability to do the project. One of the easiest ways to lose money is to get in over your head. Your first project should be relatively small. You can work your way up to bigger and bigger projects as you gain experience. One of the most important items to remember is that you need to "know what you don't know." If you don't know something, then you have to find someone who does.
