It's very exciting when your agent calls to tell you that you have an offer. Frequently the excitement of receiving the offer disappears as soon as you hear the terms. Unless you are in an overheated real estate market, the offer will usually be less than what you are asking for the property. Do not despair; this is just the start of the negotiating process.

There are some people out there who make a large number of low-ball offers just to see if one gets accepted. You will have a hard time coming to terms with this type of buyer. When you get one of these you may be better off just rejecting it outright and wait to see if they submit one that is more realistic. If not then you should just move on.

Just because an offer doesn't meet your asking price, it doesn't mean that you can't make a deal. The offer may be loaded with contingencies that make it unacceptable in its present form. Remember receiving an offer doesn't mean that you have a deal; it just means that you may be able to make one.
